Thrilled to join a project in an on-the-rise part of our Magic City backyard, A&S funded 100 percent of the construction and nearly 85 percent of the whole project overall—approximately $4.3 million. 

The stunning property is now on the market for $6.9 million.

When this borrower needed around $400k to quickly and efficiently finish this gorgeous, modern two-unit townhome in the west side neighborhood of Newark, New Jersey, A&S answered the call, using our detail-driven, hard-won expertise to close the deal in less than two weeks. 

With a residential transition loan refinance loan in hand, our client can do what they do best—finish the job and get to market.

3. File Under: Nurturing the Next Generation 

We love our seasoned operators. But everyone starts somewhere. So, when some new and hungry investors came to A&S seeking just shy of $300k to purchase a triplex in Pompano Beach, Florida, we didn’t only look at their level of experience (admittedly low). We also took into account their solid plan to buy and stabilize the property before transitioning into a long-term DSCR refinance.   

The triplex, lovely as it is modest, is now on the market for $575k and our clients are hopefully eyeing their next win.

If your lender fails…try, try again. 

A borrower in search of a $183k loan to refinance a single-family home in Trenton, New Jersey kept coming up short with potential lenders. That is, until he reached out to A&S. Our DSCR loan turned out to be the perfect fit, providing long-term financing with flexible terms at competitive rates—and we got it done. 

5. File Under: You’ve Tried the Rest. Now Try the Best. 

“When we say ‘Approved’ it's a sacred word and we don’t change our minds after the fact,” A&S Co-Founder Jorge Silberstein said in this profile last year. “Clients need certainty of execution.” 

This proved to be a prophecy for a Fort Lauderdale, Florida borrower who had a term sheet with another lender that ended up not being able to execute. Luckily, a sponsor brought the deal to A&S and we were able to close the $800k RTL refinance in about two weeks. And, no, we didn’t change our mind after the fact!
